Perfect location if spending time at Disney. Close to grocery stores and the outlets. Plenty of room... for a large family or multiple families vacationing together. All rooms were great, but we were disappointed with the worn state of the game room. The gaming systems were not in working order and we had to buy batteries for some of the tv remotes. Andy's place is a great place to stay if you are going to Disney or Universal Orlando - which is wha...t our family did. I really would like to give the overall review a 4.5/5, because there were only some minor issues that were mostly the fault of the resort/community. We had extremely loud neighbors for the first night/two days during our stay (loud, profane music that was on until 2 am). We weren't able to get in touch with anyone from the community the first day we arrived (Andy did give us a phone number and tried to help, though!) and we were confused about who to call. Apart from that issue, there were a couple hiccups along the way, but otherwise everything went smoothly! On to the good - Andy's place was extremely nice and well-appointed. It has 9 bedrooms (5 with king sized beds, and 4 with plenty of additional space (2 twins, 2 twins, 6 bunk style sleeping places, a bunk with trundle bed). All of the bedrooms apart from one of the king rooms upstairs have a private en suite bathroom or a jack-and-jill style bathroom that joins to one of the smaller rooms. Additionally, the rooms all have cool "themes" that are great for kids! The space is great for families staying together or a really large family. The pool is small but very nice and the back of the house looks out on a small pond (so it's a bit more private than some of the other places in the community). The first floor has an open-concept common space with a large peninsula with four seats, plenty of cabinet space and dishes, a large dining table, and comfortable sectional. Everything was clean when we arrived and the place was very welcoming overall. In addition, there is an arcade with movie theatre style seating, an air hockey table, and a couple of game systems. We didn't use the game systems but the Air Hockey table was fun for the kids and adults alike. Upstairs is another common space with additional seating and a TV. All of the main bedrooms have TVs as well. The unit also has laundry upstairs and the machines worked really well. There were some broken things at the house that I advised Andy of when we arrived (nothing major) - be sure to do a walkthrough as the check-in instructions advise because you may get charged for damage otherwise. Another downside of the community (and this is similar of all communities in Kissimmee, it seems) is that it does not come with most of the things you'll need for your trip. The bathrooms have toilet paper (one roll each, so you'll probably need more). Other than that, we needed to purchase shampoo, toiletries, dish soap, laundry detergent, etc. (The check-in instructions do advise this, so we were prepared, but make sure you read them thoroughly). Also, you must rent a grill (not sure of cost) and heat the pool if you want to ($25 a day, plus an additional fee if you request it once you arrive, I believe). We were there in late May and the water was still a bit cold! Again, this is pretty typical of these types of communities in Kissimmee and is not unique to Andy's place, but is something to be aware of. The additional costs can add up. The AirBnB also allows access to the community pool, lazy river, gym, and bar. The community pool and lazy river was pretty nice. I wouldn't say it was "clean" but it was good for a couple of trips when we were not at the theme parks. The bar serves pretty inexpensive but delicious cocktails (that are strong!). We found that we needed to get to the community pool area early to get a good spot - they could certainly use more shade and furniture. Overall, we would recommend Andy's home to a large family or group that is looking for an affordable, good-value stay near Orlando. If you are looking for ultimate luxury, a community like this in Kissimmee is not what you are looking for, but the value of the home, layout, and amenities can't be beat for the price!
